Must-Do: Commercial Overhead Door & Motor Preventative Maintenance 

Long after the initial install of the overhead doors and motors, they will work for you as a crucial gateway into and out of your building. They act to ensure your business flows without downtime, they keep your materials and inventory safe, and when well maintained, ensures those who work around them are also safe.

As a guideline, if your door opens and closes 10 x / day, we recommend maintenance every 6 months. If that number is closer to 50 or even 100+ x / day, we suggest quarterly maintenance.

The Why & What of Preventative Maintenance

Commercial doors and motors, unlike residential ones, are designed for high-use and tougher environments with dirt and moisture. This is what our Technicians do for you and why: 

• By regularly cleaning and lubricating all moving parts, the life of the bearings in the rollers will increase, the springs will move smoothly and not bind, the hinges will rotate effortlessly, all resulting in smoother and quieter operation. 

• Track alignment is crucial also. The team inspects and ensures there are no changes and they finetune where needed. This ensures rollers move in tracks without added friction. 

• Cables are assessed for fraying: if this is not caught in time and cables fail, the result can be catastrophic. 

• The team ensures the springs are perfectly balanced for the door weight and adjusts them if needed. 

• They ensure the motor’s limits are set for the door to stop in the correct position when both closed and open. 

• Reversing systems are assessed to ensure that obstructions will result in the door reversing. 

• The Legacy Technicians look over the weatherseal on the sides and top of the door as well as the bottom of the door. If it has been torn or chewed through, that material can be replaced. This improves energy efficiency and helps to keep rodents out.
